Kathmandu, Sept 16: Real estate transactions in Nepal nearly doubled within a year, according to data released Tuesday by the Economic Research Department of Nepal Rastra Bank. The figures show a sharp increase in the value of property transactions in the last fiscal year compared with the previous year.
Property transactions worth Rs 386.15 billion were recorded in fiscal year 2024/25, rising to Rs 720.86 billion in fiscal year 2025/26.
The number of transactions fell by 1.84 per cent in 2024/25 but increased by 4.74 per cent in 2025/26. Nepal currently has 32.847 million registered land plots.
Officials at the Ministry of Land Management, Cooperatives and Poverty Alleviation have viewed the rise in real estate transactions positively despite restrictions on land subdivision in local units that have not completed land classification.
Although the market showed signs of renewed activity after the election, transactions slowed somewhat during the early months of the current fiscal year, particularly in Shrawan, Ashoj and Kartik.
According to the department, 22 land revenue offices and 14 survey offices were damaged by arson and vandalism during the recent unrest. All of the affected offices have since been repaired and resumed operations.
More recently, the government’s campaign to remove middlemen from land revenue and survey offices has led to the arrest of deed writers, triggering protests. Officials and market participants have expressed concern that the dispute could affect the recovery of the property market.
The data also shows a steady increase in women’s ownership of real estate. The number of female landowners across the country has reached 4.483 million, accounting for 39 per cent of the total. In urban areas, women now account for around 50 per cent of landowners.
Of the country’s total registered land plots, 22.024 million are registered in men’s names and 9.762 million in women’s names.
Data for fiscal year 2023/24 showed that women’s and men’s participation in land purchases and sales was almost equal, with 400,241 women and 403,451 men involved in such transactions.
